Key Holding and Bill Payment
Key Holding is an essential feature of the secure management of a property - it ensures access at any time. There are many occasions when entry to the property is required:
  • To check on security
  • To carry out repairs and maintenance
  • To clean
  • To air the property at the beginning of the season or before guests arrive
  • To gain access during emergencies
  • To supervise service people (eg plumbers, electricians etc)
This is an important service offered by us, particularly for those not resident in Crete.

Bill Payment is offered after consultation with the owner. This service helps to maintain a good working relationship with suppliers for the future. It also means that we are in a position to ensure value for money, and, in many cases, arrange for works to be carried out at lower costs. With people on the ground in Crete, and with the experience of dealing with a range of suppliers (from plumbers and electricians, to builders and carpenters), we can ensure high quality workmanship as well as works completion on time.

Security

What price peace of mind, knowing your property will be regularly visited and inspected both internally and externally.

We will ensure that your property remains as safe and secure as possible throughout the term of the contract. Regular visits and inspections will be carried out to make sure that the property is secured when empty and always in a safe condition.

On occasions, in our experience, it is worth giving the property a thorough checking over, particularly before the holiday season starts, as well as at the end. Every aspect will be looked at and a report written where necessary. Every visit will be noted in the property log book.

Guest Management

The importance of this service is crucial to the success of the property as holiday accommodation.

This service includes our Meeting and Greeting Service for guests on arrival, either by arranging airport transfers or car hire.

In our experience, offering help and advice during their stay and generally ensuring that their holiday meets their expectations, is a terrific feel-good factor for holidaymakers, particularly those that are new to Crete, or even new to a certain area of the island.

We are on hand to ensure that guests know the "rules of the house," health and safety issues and how to use the appliances and equipment.

We also suggest a Welcome Pack:

  • milk, tea and coffee
  • bread, butter and sugar
  • water and preserves

which we can arrange to be available on the day the guests arrive. We also offer a further Fridge Stocking Service, whereby guests pre-arrange a list of items that we purchase on their behalf. This is all part of ensuring that when holidaymakers arrive, usually tired, they have very little to organise - just get on with enjoying their holiday experience in your property.

Meet and Greet

As part of the Guest Management service, we will meet and greet guests on their arrival. Often reflected in testimonials by guests is the fact that English people are on hand to welcome them. This enables the guests to feel comfortable that there is someone who can help should they need any.

This is a very valuable service particularly for those who have never been to Crete before. It means that guests have the opportunity to find out more about the island, where to go, where not to go and many other things that the holidaymaker needs.

Crete itself is an island that takes more than a few weeks to discover. It is rich in history and beauty. The Cretans also like the English, particularly as they have worked hard produce a tourist industry that is not based on the clamour for Englishness, as you will find in Spain. The Cretans are very proud of their heritage and the towns and villages are a reflection of this. Although the main resorts and some of the visitor sites do pander to the tourist somewhat, Crete still maintains its very Greekness.

We pride ourselves on the extent of our local knowledge: places to visit, how to get there, what to eat and drink, local customs and mannerisms and a wealth of other useful information, all of great benefit to your guests.

Call Out Service

Having someone on hand 24 hours a day is a relaxing thought for both guests and property owners alike.

In some circumstances, guests may need to call for help with problems they may be having.We leave a telephone number that they can call at any time if they need any assistance.

Even though we offer regular visits and inspections of the property both during the holiday season and when the property is left empty during the year, there are occasions when a call out is required.

For example, when new equipment, appliances etc are being delivered, or before and after work is carried out, someone needs to be on hand. We will always be there and will ensure that the property is well looked after and is always safe and secure.

Cleaning

Perhaps one of the most important aspects of holiday properties, a clean villa is an essential part of the holiday experience.

We offer a very high standard cleaning service for inside and outside areas before guests arrive at your property. This includes cleaning the kitchen, bathroom, bedrooms and living rooms as well as outside areas such as the patio.

Changeover Cleaning

  • Sweeping and mopping floors.
  • Hoovering.
  • Dusting.
  • Polishing.
  • Cleaning and checking appliances.
  • Changing linen and towels.
  • Collecting the rubbish.
  • Replacing toilet rolls.
  • Checking light bulbs and replacing if necessary
Estimated times:
  • 1 bedroom villa = 2 hours
  • 2 bedroom villa = 3 hours
  • 3 bedroom villa = 4 hours
  • 4 bedroom villa = 5 hour
Mid Stay Cleaning

Mid stay cleaning is offered where suitable, but is always recommended. Some guests welcome this service as it gives the property a refreshing change.

This service includes:

  • mopping floors,
  • vacuuming,
  • changing linen and towels
  • and removing rubbish.
Spring Cleaning

This is highly recommended at the beginning as well as the end of the holiday season. Saharan winds bring dust across the Mediterranean at times and this gets into every aspect of the property.

This service can also be carried out at any time at the owner's request.

Far more thorough than a changeover clean, this service will be a comprehensive clean of the whole property, including:

  • checking electrical goods, lights and toilets
  • cleaning fans, windows and shutters
  • the outside of the property/terraces, patios will be hosed down.
Pool Maintenance

One of the key features of a holiday away from the resorts is the pool. Clean, clear and safe. Used virtually everyday without the hassle of having to go to the beach, and, of course, private.

The service we offer includes:

  • Maintaining the pool twice a week.
  • Filling the pool at the beginning of the season.
  • Cleaning and hovering the pool to remove insects.
  • Balancing the chemicals and making sure that the water quality is safe for you and your family/guests.
  • Emptying the pool at the end of the season.
  • Checking pumps and filters.
  • British qualifications and standards.

Our staff are qualified in Pool Maintenance to British standards, ensuring that the job of maintaining the security, safety and cleanliness of the pool meets the expectations of British holidaymakers. This is an important feature of our service.

Garden Maintenance
Many holiday properties have gardens as a key feature of the holiday experience, with lawns and flower beds that require regular attention.

Our garden service offers:
  • Mowing lawns
  • Tidy/weeding flower beds
  • Hedges and trees
  • Dead heading
  • Weed control
  • Patio plants and shrubs
  • Fences and walls
  • Drives
  • Jet cleaning for drives and patios
  • Design and Landscaping.

We ensure that plants and lawns receive a good watering in the driest months, unless a sprinkler system is in operation where we would ensure that it works efficiently. We also offer a full garden landscaping service.

Additional Services
Impact Villa Management is committed to ensuring that our clients' properties are well maintained and retain the investment both as real estate and as profitable holiday destinations. We offer a range of miscellaneous and individual services for both property interiors and exteriors as required. Impact Villa Management can also arrange car hire and airport transfers for you and your guests.

This service includes:
