The Buying Process

Step 1
  • Book an inspection trip.

  • Inspection trip
  • Shown an assortment of villas/plots.
  • You will be introduced to a panel of English speaking lawyers to choose from.
  • Once you decide to purchase: You choose a lawyer, and give them Power of attorney.
  • Open a Greek bank account, we arrange up to 80% mortgage if required.
  • Sign the contract and pay €1,000 to reserve.
Step 3
  • First payment will be 10% which you send to your account in Crete.
  • Your lawyer will then carry out "searches" of the property and register to insure clear title, and get you a tax number in order to purchase the property.You will need a Copy of your passport and birth Certificate.
  • Then your Lawyer will transfer the 10% to us and the Public Notary (A government appointed solicitor) will prepare new deeds.
Step 4
  • You will be sent update information about how your villa is progressing.
  • Second payment 30% within 1 month.
  • Third payment 50% after 2 months.
Step 5
  • Final payment will be after 4 months once the villa is ready and you are happy with everything.
  • When all legalities Concerning the plot/property are found to be satisfactory, you will now be ready to Complete the sale.
  • Transferring the deed to your name at the Notary office, and pay the taxes.

You will need to pay 11%-14%Taxes, Comprises of:

  1. property tax .
  2. Lawyers fee.
  3. PubliC Notary fee.
  4. Land registration fee.
